costs involved in purchasing land and or property in Bulgaria before they consider any potential purchase or making a viewing trip.
You will find guidance in this section on expenses which may
be incurred, and fees for the services our company provide.

Any prospective buyer should confirm full expenses/fees
which will be incurred before pursuing any purchase with Our company. The fees that are incurred will vary
depending on the price of the property which is being purchased, whether there
is a requirement for company registration, viewing fee etc. The following pages give information on some of the
fees/expenses which may be applicable.
Our company offers extremely attractive fees to foreign citizens. They are as follow:
- For carrying out a survey
(viewing trip) on the property we charge 55 EURO or 38 GBP on weekdays and a 15% higher
rate at weekends and official holidays. This fee is refundable in case of
purchase of the property within three months. The
transport expenses we provide are at the rate of 0.20
EURO or 0.14 GBP per km, which is equal to the average rate of taxi transportation
in Bulgaria. This fee is not refundable. If you want to
save our transport charges we highly recommend renting a car at the most
reasonable price from Rent A Car company.
- The broker's commission - for each
purchase the agency charges 2.5% commission on the
selling price of the property, but not less than 500
EURO or 340 GBP. Our company has a maximum agency fee of 2,500 Euro or 1,700 GBP
which will be charged if the standard agency fee calculation
gives a value above this. Our
commission is payable when paying a deposit and signing the preliminary
contract for purchasing a property;

All the legal expenses connected with the purchase are paid by the
buyer. In Bulgaria these fees are very low, about 2% of the property price, e.g. for a village property at the price of 15,000 EURO respectively 10,200 GBP the
fees would be approximately 300
EURO or 205 GBP;
- The lawyer's fee together with the fee for the registration of the firm is up to 600 EURO or 410 GBP and depends on the characteristics of the property and the buyer's preferences. It is negotiated for each particular property;
- Our company provides services as representation of your firm at all the state authorities in Bulgaria. These fees are negotiated and they depend on your requirements and the term of the service. For example: representation, accounting and management of the LTD – is about 120 EURO or 85 GBP per month;
- All the services that we offer in connection with the building, repair, reconstruction, refurbishing and design are carried out by our business partners specialized in certain field. Each particular activity is negotiated in compliance with the requirements of the buyer. The fees for the designer services are negotiated together with the contract for the building works and supply. For example, the fee for the whole architectural and designing activities connected with the repair works for a village house of about 100 square meters living area is 8-10 EURO or 5-8 GBP per square meter. Our fee for the whole organization of the repairs until completion is 2% of the price of the building contract;
IMPORTANT NOTICE: As potential buyers of real property in Bulgaria, it is important to know that there are two types of property price:
- Tax
estimation/evaluation price;
- Market price.
The price on the tax estimation serves the state needs and is used to calculate the property’s taxes as well as for calculating the required fees for the transactions connected with the purchase of the property. It is usually lower than the real market price of the property which is negotiated. Most of the Bulgarian property owners (vendors) wish that the "tax estimation price" is written in the title deed, and not the selling (asking) price which the buyers are paying, so due to this practice there might be discrepancies between the price you are paying and the price written in the title deed (muniment). Our agency is not liable for these differences. If the respected property buyer wishes that the purchasing price is written in the property title deed they must notify us in advance and we will negotiate on this with the vendor of the property. The buyer can state their preference in the preliminary contract for the purchase in connection with this fact.
